What Pre-Construction Looks Like For Custom Homes

We will walk you through the 4 Phases of Pre-Construction and all that they contain: land acquisition, soils reports, home design, interior selections, permits, budget, schedule, and even financing. Our Pre-Construction process creates a robust road map to follow for building your custom home.
What A Front-Row Seat To The Custom Homes Build Process Feels Like
When it’s time to actually start building, never be left in the dark, at any moment, about your budget expenditure, the schedule, build progress, and the 7 milestones of the construction process when you have 24/7 access to your own online portal of your home building project.
In addition, you will be assigned one of our professional, knowledgeable, and skilled Project Managers who will be there for you to guide you through the entire process. Your Project Manager will provide you with weekly updates, answer any questions you may have, and will keep the process smooth as they drive your project to completion.
Sitework, Concrete: During this Milestone, your house will be located precisely on the your Lot, excavators and equipment will dig the footprint of your home, concrete footers and other foundation elements will be formed and poured, and the under ground utilities (electrical, plumbing, etc) for your home will be installed.
Framing, Dry-In: During this Milestone the walls and roof will be framed. During this milestone your house will also be “dried-in”. Windows and exterior doors will be installed, seam tape will be installed on the exterior sheeting and a waterproof roof membrane will be installed over the roof sheeting. At the end of this milestone, your exterior will not be finished, but it will be weather ready.
Mechanical, Electrical, Plumbing and Exterior Finishes: During this Milestone the plumber, electrician, HVAC and low voltage contractors will install all of the different utility systems in your home. At the end of this milestone your home will have those systems inspected by either a local or State inspector and approved for cover up. We also shoot video of all the walls and rooms so that you will know where everything is behind the drywall and interior finishes for future reference. While all of this is happening inside the house, the finishes will be installed on the exterior of your home. The finished roofing material will be installed along with all of the siding elements. Sometimes the exterior finishes overlap with Milestone 4, but by then end of Milestone 3 the exterior of your home will be taking significant shape.
Insulation, Air Seal, Drywall: During this Milestone your home will have insulation installed and our state-of-the-art air sealing treatment (Aeroseal) done and drywall hung and taped and textured. At the end of this Milestone you will feel like the interior of your home really takes shape. The rooms will feel like rooms and you will start to get the sense that your home is very close to being finished. There is still a lot to do, but this is an exciting Milestone.
Interior Finishes: During this Milestone paint gets applied, cabinets go in, flooring gets installed, doors get hung, trim gets installed, tile gets laid, countertops get set. As this Milestone unfolds you will start to see that it won’t be very long till your home is ready to be lived in.
HVAC, Electrical, and Plumbing Trim and Interior Hardware: During this Milestone plumbing fixtures get trimmed out, electrical fixtures get installed, water gets turned on, heating and air conditioning gets turned on, the whole house ventilation system (Zhender) gets commissioned, door knobs and cabinet pulls get put in. This is a fun Milestone! All the selections that were made during Pre-Construction come together and the house becomes a home.
Final Walk Through, Punch Out, Final Clean and MOVE-IN!!! This Milestone is the final step in your journey of building your Custom Home. During this Milestone, you will walk your newly finished home, Sutter Homes will put the final touches on everything and make sure your home is ready for you to move into. After a final and thorough clean, you will move into your long anticipated, beautiful, energy efficient, healthy, meticulously crafted, Sutter Home and enjoy why you chose us to build it, and hey, it wasn’t such a crazy idea after all!
